A lease extension is the process whereby an individual leaseholder or a group of leaseholders extend the term of their lease. A standard lease is for a term of 99 years and when this starts to run down it is important that the term is extended to retain the value of the flat and for mortgage purposes. A lease extension can be undertaken by arms length agreement with the Freeholder (non-statutory) or by serving notice on the Freeholder which has the backing of the 1993 Leasehold Reform Act (statutory). A statutory lease extension will add another 90 years to the existing term and reduce the ground rent to nil.
