A valuation of the freehold is usually the first step in buying your freehold or collective enfranchisement. A freehold valuation can also be required for other purposes such as a tax assessment or as part of a portfolio valuation.
As part of the valuation we will look at the exterior of the building any development potential and the market values and leases of each of the flats. The value of the freehold is shaped by the term and ground rent in the leases, the desirability of your location, any intermediate leases and the inherent value of the property itself. While each element plays its part, navigating this complexity requires expert guidance.
